Marketing your Property: It is imperative that your rental management company is in line with the current vacation rental marketing avenues. Most online marketing channels (VRBO, Airbnb, Flipkey, etc.) require constant updating and our management team ensures all of our properties are updated frequently to ensure we gain maximum exposure for our owners.

Guest Interaction: My Florida Vacation Rentals has experience handling the myriad of guest difficulties that can occur. If the situation is serious, My Florida Vacation Rentals will contact the owner and will work to find a the most logical solution for the problem.

Communication: My Florida Vacation Rentals will immediately inform owners of any issues impacting the property. Occasionally, maintenance or guest issues will arise and we do our best to keep all property owners informed of such issues and will work to find a resolution.

Guest Check-in: Check-in procedures are detailed in the rental agreement and in the My Florida Vacation Rentals – Property Welcome Folder. My Florida Vacation Rentals makes every attempt to meet each Guest at the property to answer any questions and/or explain any specific information or property features.

Guest Check-out: Check-out procedures are detailed in the rental agreement and the My Florida Vacation Rentals Property Welcome Folder. Our rental management team will tour the property each and every time to ensure your property was properly maintained.

Managing inquiries: My Florida Vacation Rentals will manage and respond to all phone calls, e-mails, fax transmissions, or office walk-ins in a timely manner. Some inquiries are simply visitors exploring the area and attempting to learn about the vacation rental market however, it is necessary that you have someone available to handle inquiries for the Guest(s) who are “ready to book.”

Rent collection: My Florida Vacation Rentals collects all rental funds at least 60 days prior to Guest arrival, except in “last minute booking” situations in which the Guest is booking a property for a timeframe that is less than 60 days in advance, in which case the Guest would be required to pay the final balance upon execution of the rental agreement.

Setting rental rates: Supply and demand determine the local rental markets and it is important that your property have a rental rate that is comparable to similar properties. The rental market is constantly changing and My Florida Vacation Rentals relies on diligent research and local knowledge to determine the appropriate rental rate.

Property welcome folder: Upon receipt of final payment, My Florida Vacation Rentals immediately provides the guest with the appropriate “My Florida Vacation Rentals Property Welcome Folder.” This detailed booklet gives them additional information on how to care for the property, report repairs, maintain the property, make timely payments, leave the property in good condition, necessary access codes, etc.

Technology & marketing provides prospective guests with 24 hour online reservations as well as detailed information regarding the rental process. Your customized rental listing will feature: online booking capabilities, up to the minute availability calendar, detailed photos and the following:

• 24 hour access to all rental information and details

• 24 hour online booking capability

• Monthly profit and loss statements

• Detailed tracking and reporting of housekeeping and maintenance vendors

• Detailed guest arrival and departure reports

Property listings: Professional and detailed property listings are an absolute necessity. Because the internet is such a widely used tool for property searching, it is imperative that your property stand out from every other listing.

Advertising Materials: Listing postcards, email newsletters, website exposure, and TV commercials are just a few things we do to make sure your listing is out in our market. Our TV Commercials are broadcast in our specific area over major network television stations. ESPN, GOLF, HGTV, FOX, CNN, and more.

Signage: My Florida Vacation Rentals displays “For Rent” signs prominently where permitted. Signs promote calls to our office, but they also direct people to our website where they can find more details on your property.



First impressions are important so it is imperative that your property is professionally cleaned prior to each guest. We subcontract with leading and highly reliable housekeeping and cleaning services who are qualified, licensed and insured vendors.

Each year, we recommend a deep cleaning. This includes a much more in depth cleaning than a normal rental turnover cleaning. During this deep clean, appliances are moved to clean behind them, dishes and kitchen utensils are removed to clean cabinet interiors, furniture and carpets are steam cleaned, etc. We have a Deep Clean checklist we review annually so you can make an informed decision on costs and care of your unit.

We are happy to provide additional cleanings as requested by guests during their stay. All housekeeping costs are funded by the guests with the exception of the annual deep clean.


Our extensive relationships with subcontractors provide maintenance and repair services across all trades. We can arrange and monitor repairs completed by qualified, licensed and insured contractors when necessary.

Maintenance: Any property owner understands the amount of work that goes into properly maintaining properties. We do our best to ensure the contractors we recommend are reliable and skilled maintenance technicians.

We know things tend to break when least expected. We offer our rental guests and property owners a 24-hour local staff member to assist with any emergencies that may arise after hours, 7 days a week.
